We created this step by step process to guide you through.
Meet one of our friendly consultants to discuss your new home design requirements, details of your block of land and your budget.
Typically you will select a design that best suits your lifestyle needs and budget from one of our Design Collections, alternatively, we can also offer you a full custom design service.
Following this initial meeting, you will be required to send us a copy of your title and the plan of subdivision for your land for us to move forward to the next step, the Concept Design & Sales Quote Stage. If you have any other available information on your block of land, please send it to your consultant for us to keep on your file for future use.
Using your property information, we will draw your Concept Design and send you a Sales Quote based on our either our Coastal Inclusions or Metropolitan Inclusions.
Once you have received your Concept Design and Sales Quote, if you would like to make alterations to your initial Concept Design, it is important you provide this feedback to your consultant in writing.
If alterations are required, you will receive a second Concept Design and an updated Sales Quote in this stage, before moving onto the Preliminary Agreement Stage.
Once you have approved your Concept Design and Sales Quote, you will enter into a HIA Preliminary Agreement.
A HIA Preliminary Agreement covers the builder’s costs of obtaining the required property information, producing the detailed drawings, and the sales estimation and administration costs associated with preparing your final Tender and HIA contract documentation.
Any monies paid under this Preliminary Agreement forms part of your 5% contract deposit payment.
A $2,000 deposit payment is due here.
After entering into a Preliminary Agreement and paying your $2,000 deposit, our team will order the required property information for your land, for example (just to name a few):
Once we have received this property information, a further $5,000 instalment payment is due here.
Upon receipt of this second payment, you will have a meeting to further discuss your design and Tender in finer detail.
Following this meeting, our design team will draw your Contract Drawings, we will prepare your Tender, and our sales estimator will calculate the price of your new home.
A Tender is a detailed document that outlines exactly what is included in your new home and the cost of your new home, and forms part of your HIA contract.
We want to highlight that it is very important you read and fully understand the details contained with your Tender.
Once your Contract Drawings and Tender are final, we will issue your HIA Contract documentation.
IMPORTANT NOTE: No structural changes can be made to your design after this Contract Signing Stage.
Your 5% deposit payment is due here (less the payments you have already made under the Preliminary Agreement).
Following your contract signing, we will coordinate your three selections appointments:
Following your Selections Stage, our design team will draw your Construction Drawings for your building permit application and your construction team to use onsite.
IMPORTANT NOTE: No structural or design changes can be made to your Construction Drawings after this stage.
In this stage we work with your Building Surveyor to get your Building Permit issued and your Construction Drawings stamped. These are the legal requirements before we can move onto the Construction Commencement Stage.
Once your building permit has been issued, we will introduce you to your Project Manager and Construction Manager who will manage your new home build from this point forward.
